What does the 360 villa construction service include?

The 360 service means JADA is your single point of contact from before you buy the land until the day you get the keys. You do not coordinate a real estate agent, an architect, a permit handler, a contractor and a decorator on your own: the same team runs all six fronts, under a firm budget agreed up front.

  • Land purchase advisory: choosing the lot, orientation, community regulations and a fair price.
  • Concept and design: detailed plans and 3D renders so you see the villa before the first block.
  • Permits and filings with the Dominican authorities and each community’s administration.
  • Construction with premium materials and site supervision from start to finish.
  • Management of logistics, budget and deadlines, with photo and video progress reports.
  • Interior design and décor, optional: if you take it, the villa is delivered move-in ready.

Building in the Dominican Republic while living abroad

Most of our clients do not live in the country. In the Dominican Republic, foreigners have exactly the same property rights as Dominicans, and no residency is required to buy land or to build on it.

What usually holds back someone living abroad is not the law: it is not being able to walk the site. That is why progress tracking is part of the service, not an add-on. You get photo and video updates, and one single person to ask, in Spanish or English, with no time-zone runaround.

Procedures that require presence or a signature are handled with power of attorney where needed, so the project does not stall because you are a five-hour flight away.

What is JADA’s 360 service?

It is the complete turnkey villa construction service: land purchase advisory, concept and design, permits, construction, site management and interior design, with one accountable team and a firm budget from the start.

How long does it take to build a villa in the Dominican Republic?

Between 18 and 24 months from the first meeting to handover. Within that timeline, permits take 6 to 10 months and depend on the State institutions, and construction around 10 months. The exact timeline for your villa is set in writing in the contract.

Is building cheaper than buying a finished villa?

Usually yes: you pay land price for the lot and cost price for the work, instead of the margin of whoever already built it. Our buy vs build calculator makes the comparison with your own numbers.

Can I build if I live outside the country?

Yes. Foreigners have the same property rights as Dominicans and no residency is required. We regularly work with clients living abroad, with photo and video progress reports.

Does JADA help buy the land too?

Yes, and it is the first of the six stages. We advise on location, orientation, appreciation potential, community regulations and a fair price before you sign anything, because that decision shapes the whole project.

Which destinations do you build in?

We build in Cap Cana, Vista Cana and the rest of Punta Cana, Casa de Campo in La Romana and Playa Nueva Romana, and elsewhere in the country too. Right now we have three projects under way: Cap Cana, Vista Cana and Cabrera. Write to us with the location of your lot.

Is the villa delivered furnished?

It can be, yes. Interior design and décor are the sixth stage of the 360 service and are done by our own team: furniture, textiles, lighting and ambiances. It is optional and quoted separately from the construction contract, because the range of furnishings is too wide for a single price. The exact scope is agreed before that stage begins.
