Villa M20

Villa M20 is a two-story single-family villa located in Cap Cana, Punta Cana, one of the most exclusive destinations in the Caribbean.

Building inside Cap Cana is not the same as building on an open lot. The community has an architecture committee, defined setbacks and maximum height, and mandatory finishes in some areas. Those rules decide what villa actually fits on the lot, so they are checked before the purchase agreement, not after.

On top of that comes what the site itself imposes: proximity to the sea, salt air and humidity shape the choice of materials, exterior joinery and how the installations are treated. Those decisions get expensive if they are made late.

The project is under construction. As in all of them, the lot is in the owner’s name from day one, payments are made against measured work that the owner certifies, and progress is sent in photos and video every week. The delivery date and the delay penalty are written into the contract.
